GMADA hikes base rate for property for 2025-26, steep hike of Rs 5,000 to Rs 15,000 per square yard

Larger plots (above 500 sq yards) in Eco City-2 saw a sharper hike, going up to ₹68,000 from ₹61,800 earlier.

PTC News Desk: GMADA has increased the base prices of various plot categories in Mohali district by about 10% for 2025–26.

Sectors 53 to 71: Rates raised from ₹65,000 to ₹71,500 per sq yard.

Sector 62: Rate fixed at ₹71,500 per sq yard.

Sectors 76 to 80: Rates increased from ₹63,400 to ₹70,000 per sq yard.



For Sector 81 and above, including IT City, Eco City-1, Aerocity, land-pooling plots in Sectors 90–91, Aerotropolis plots (Blocks A to J), and Eco City-2 (100–300, 400–500 sq yard plots), the new rate has been fixed at ₹65,000, up from ₹51,500. The same revised rate applies to Eco City-3 plots as well.

Larger plots (above 500 sq yards) in Eco City-2 saw a sharper hike, going up to ₹68,000 from ₹61,800 earlier.

Industrial plot prices have also risen:

Sector 57-A and Sector 101: Now ₹45,000 per sq yard, up from ₹36,900.

Rajpura Focal Point: Increased from ₹16,600 to ₹18,000 per sq yard.

Rajpura Urban Estate: Raised from ₹22,500 to ₹25,000 per sq yard.

Commercial properties in Sector 101 also saw a rise:

SCOs (100 & 200 sq yards): From ₹1,99,600 to ₹2,25,000 per sq yard.

Single-storey shops (60 sq yards): From ₹1,33,100 to ₹1,50,000 per sq yard.



Officials noted that actual market prices remain much higher than these fixed base rates. The revised rates will apply for government allotments, court-related matters, and calculation of non-construction fees, said GMADA Chief Accounts Officer Ajay Mittal.
